Bedford, Raleigh’s First Master-Planned Community
Bedford at Falls River is a 600-acre development in Northern Wake County containing over 900 lots for upscale single-family residences and a commercial center. The residential development, which includes two permanent ponds, one bio-retention pond, a constructed wetland, an open space and trail way system, and almost 80,000 LF of roadway, is part of an overall 1,100-acre site developed by Wakefield Development and East West Partners. In fact, McAdams played a significant role in the genesis of Bedford by introducing the landowners to East West Partners who purchased and developed the first phase of the community. Today, Bedford remains one of Raleigh’s finest neighborhoods.
Any large site requires a tremendous amount of effort to develop, especially when it is the first of its kind in a jurisdiction. McAdams Company negotiated approval for annexation into the City of Raleigh and was also able to secure approval for 3 Neuse Riparian buffer crossings, all requiring DWQ mitigation. McAdams’ BMP design allowed the developer to maximize on-site impervious surface, while reducing the amount of lost space to construct those devices. McAdams was also instrumental in negotiating with the City of Raleigh to obtain a utility extension for the project.
Overall, McAdams provided master planning, including a Master Stormwater Plan, site engineering, surveying, as well as construction observation and certifications.
