Jubilation - Single Family - Onslow County, North Carolina
McAdams Company was recruited by long-time friend and client, Wakefield Development Company, to assist in turning a vision into reality along the intracoastal waterway near Topsail Island, North Carolina. Named Jubilation, the site features extensive marshland and woodlands formerly used for logging. The design for the project is a master-planned single-family residential community, with approximately 1,460 lots spread over 888 acres. A major focus naturally is water, with several aesthetic amenity ponds interspersed throughout the development. These ponds offer the potential for recreational opportunities such as fishing and non-motorized boating as well as the functionality of stormwater and rapid infiltration. The community includes elements of neo-traditional design such as alleys, lot sizes varying from small to estate, high pedestrian connectivity, and integrated open space. Central to the neighborhood is a large resort-style amenity center whose design incorporates a lawn for hosting movie screenings at night and other events.
The McAdams Company has been working through the initial permitting stages for Jubiliation, including the approval of a stormwater master plan and a conceptual layout. Other services for this project include wetland permitting and a traffic impact analysis. In addition, the feasibility of the project requires the design and permitting of a community wastewater facility, as public sewer capacity is currently not available. The on-site facility required extensive team coordination with hydrological and geotechnical consultants. Unique in the fact that the coastal SA water designation precludes water discharge to surface, a lake will be engineered to serve as a post-treatment sanitary sewer rapid infiltration system.
As Wakefield Development strives to achieve a green community, each resident will receive an eco-friendly A-car with the purchase of each lot. These A-cars are electric and there will be a travel lane as well as a parking lot at the Clubhouse to accommodate this special mode of transportation. Initially, there will be a sales center with an old-fashioned theme which will later be converted to serve as a neighborhood country store and “fuel center” for the electric A-cars.
A short distance from this community is the Clubhouse at North Topsail Beach, which will offer additional recreational amenities to the residents of Jubilation. McAdams Company has been working through the design and permitting of the Clubhouse, which will give residents direct access to the ocean and allow them to fully enjoy the benefits of coastal living.
