Landfall - Golf Course Communities - Wilmington, North Carolina

Landfall, J. P. Goforth’s award-winning private residential golf course development, covers over 2,200 acres along the coast of North Carolina. The prestigious community includes over 2,300 homes, set among a wide variety of lakes, ponds and over two miles of Intracoastal Waterway frontage, intertwined with Howe Creek and two championship golf courses, designed by Tom Fazio and Jack Nicklaus.

J.P. Goforth selected The John R. McAdams Company to provide the land planning and site engineering for Landfall – a project that lasted over 10 years. The raw property contained a significant amount of jurisdictional wetlands. However, early 1980’s regulations allowed wetland conversion through a carefully controlled ditching program, which McAdams Company designed and oversaw. Ultimately, the conversion design optimized buildable land by reducing the amount of on-site wetlands by approximately 33 percent. McAdams also provided design for a three-mile, 24-inch waterline running from Wilmington to the site. The waterline helped stimulate Wilmington’s growth in the area between Landfall and Market Street. Due to initial success with lot sales for Phase One, the developer increased the pace of development dramatically. McAdams Company answered the call by hiring additional resources and dedicating staff for surveying, engineering, and environmental consulting to keep the project moving. The Firm was able to deliver all needed services while staying on schedule throughout the life of the project.

While providing design for infrastructure and residential lots, McAdams Company’s land planners continually negotiated with Nicklaus Design regarding golf course routing as it related to the maximization of lot development along the intra-costal waterway. McAdams succeeded in providing feasible solutions that allowed Nicklaus to create a world-class golf course, which gives golfers memorable views of the water, while reserving the best of the waterfront land for high-value residential lots.
