Meadowmont - Large Scale Residential - Chapel Hill, North Carolina

Meadowmont, a 420-acre Master Planned Community is situated on the old DuBose estate in beautiful Chapel Hill, North Carolina. The expertly planned residential neighborhoods enjoy easy access to the community’s mixed-use “village”, which includes residential over retail, and some office. In Meadowmont, the master developer, East West Partners, had the vision to create the first neo-traditional community in Triangle. Combining single family residential, a multi-family apartments, townhomes, condominums, a retirement community, public school and a mixed retail/office village center all within one development achieved this goal in one of the state’s most sensitive jurisdictions.

The John R. McAdams Company was chosen to assist East West Partners through the complex Town of Chapel Hill Approval Process. The project turned into a political football through the rezoning and SUP approval process. The highly charged process lasted nearly 9 years.

McAdams’ was then responsible for development of the detailed final plans and negotiating approvals from numerous regulators, including The Town of Chapel Hill, Orange County for erosion control, Orange County Water & Sewer Authority (OWASA) for utilities, and NCDOT for major improvements along NC HWY 54. The improvements along NC Highway 54 included a bicycle / pedestrian trail for on each side and a pedestrian tunnel under NC Highway 54. One of the key design challenges for McAdams professionals on this project was creating a Master Stormwater Plan that optimized treatment for the entire development into a few large stormwater facilities, rather multiple facilities constructed parcel by parcel. McAdams’ Stormwater team provided an innovative plan which was new to the industry and one that proved to be extremely useful to the developer. The Plan allowed for the sale of individual parcels within the Master Plan, based on a designated impervious surface allotment for each separate development site. McAdams’ created a tracking system that was used by East West Partners and the Town of Chapel Hill to insure the projects conformance with the commitments of the SUP and for the transfer of unused impervious surface from parcel to parcel.
