Ramblewood - Multi-Family - Raleigh, North Carolina
Kane Realty Corp’s Residential Team broke ground on the new Ramblewood at North Hills project in the summer of 2006. Ramblewood, located in one of Raleigh’s most elite neighborhoods, offers private and secure townhomes and stacked flats situated near the Beltline in Midtown Raleigh, giving residents immediate access to I-440 and North Hills shopping. The completed project includes 18 single-family lots, 39 townhomes, and 84 condominiums, on 19 acres.
Kane Realty hired The John R. McAdams Company to rezone the
property, create a site plan, and acquire Preliminary Subdivision and Construction Drawing approvals. McAdams also prepared a final plat in order to obtain building permits to sell lots and units. Initially, the preliminary subdivision plan and construction drawings were approved as submitted. However, due to some changes in market demand, Kane decided to revise approximately 33% of the site to include new single-family homes. McAdams professionals guided Kane back through the approval process to obtain re-approval for both.
With difficult topography, numerous buffers and wetlands restrictions, along with a high-density content, the redevelopment site presented significant challenges for layout and grading plans, especially in consideration of Kane’s parking needs. The project also included demolition of an existing 15-unit apartment building and delivery of approximately 30,000 cubic yards of fill dirt to balance the site’s steep existing topography.
The McAdams Stormwater department provided water, sewer and storm drainage design. The existing clay sewer structure was replaced with ductile iron pipe to serve adjacent properties. The Department also designed an underground detention system, containing a series of 72” CMP pipes that, when installed, reduced the stormwater runoff to below pre-development conditions.
Ramblewood at North Hills represents another successful project due to a time tested working relationship between Kane Realty and McAdams Company.
