Retail Center Continues New Beginnings at Durham’s Southpoint

Renaissance Center - Shopping Centers and Malls - Durham, North Carolina

Renaissance Center, a 751,515 SF retail/office development, has proven to be an extremely successful extension to Durham’s already impressive regional retail destination at Southpoint. Renaissance Center is situated on 52 acres in the Southeast quadrant of the I-40 and Fayetteville Road intersection across the street from The Streets at Southpoint mall.

Midland Atlantic called on McAdams Company to guide them through the design and myriad of approval processes for Renaissance Center. The Firm’s prior experience with engineering and permitting on the adjacent Streets at Southpoint mall project and its surrounding infrastructure, made navigation through the approval processes easier, despite having to address wetlands impacts, watershed restrictions, floodplain impacts and NCDOT improvements while working under the City of Durham’s stringent mixed-use zoning district parameters.

The center’s site proved to be just as challenging. The narrow parcel had a 40-feet drop in topography from Fayetteville Road down to a creek, requiring multi-level grading incorporating stepped buildings, extended stem walls and retaining walls. McAdams Company designed on-site and off-site construction drawings including one of the first stormwater wetland ponds in Durham and a complete realignment and abandonment of an existing NCDOT street. The Stormwater and Environmental team delivered floodplain impact justifications and obtained approval through the City of Durham, while avoiding detention requirements.

Today, the center represents a retail high point in the Southpoint community.
