The San Rio Ocean & River Club is envisioned as a Planned Residential Development with a mixture of lot sizes, unit types, services and amenities. Designed to feel Caribbean in nature, this coastal community will be gated with resort-style perks such as a lazy river, a Tiki terrace, outdoor fireplaces and a grotto spa. The site for this community is located along the Shallotte River in Brunswick County. With more than 700 acres, the development design has been sensitive to floodplains, wetlands, and tidal flats on site. This community will consist of 2,400 proposed dwelling units, including 437 townhomes and 868 condominiums. Up to 12 acres will be used for commercial establishments, including a sales center and a community store.

Wakefield Development Company requested that the McAdams Company provide planning, stormwater management and site design services to meet the many requirements and local regulations for the coastal area. Keeping abreast of local politics and approval requirements were large coordination efforts by all members of the design team. The McAdams Company has been involved in processes for annexation, rezoning, PRD approval, and extension of utilities to serve the 728-acre site. Keeping in mind the required minimum level of open space is 25%, the McAdams Company design proposed 34%, with a mixture of protected wetlands, trails, recreation areas, and other green spaces.

Because the community will be annexed into the Town of Shallotte and will be served by public utilities, a combination of low-pressure and gravity sewer, along with multiple pumping stations, are being designed to allow connection to both Town and County infrastructures. The McAdams Company Stormwater Management Department is also heavily involved with working with the state to address the stormwater hurdles posed by coastal development. With several state roads and highways providing access to the site, negotiations with DOT have been necessary for intersection improvements and road realignments.
