The Cedars of Chapel Hil at Meadowmont - Senior Living - Chapel Hill North Carolina
The Cedars of Chapel Hill, part of East West Partner’s prestigious 420-acre master-planned development — Meadowmont, is a continuing-care retirement community offering villas, verandas, cottage homes, a 40,000 square-foot full-service clubhouse and an on-site health center with skilled nursing.
East West selected McAdams Company to assist them with the Town of Chapel Hill’s strict and complex development regulations. The project also presented the additional challenge of dealing with the US Army Corps of Engineers, given that the site abuts the Jordan Reservoir property, which therefore imposed additional environmental restrictions.
McAdams’ design professionals also faced the difficult test of managing the very tight site’s grading to provide wheelchair accessibility throughout, while still distributing the stormwater adequately. Additionally, the McAdams team dealt with the site’s size restrictions by providing design for about half of the parking to be accommodated under the buildings.
McAdams Company was able to significantly reduce the Owners’ grading cost by mining the “great lawn” area of the site for fill dirt, which was later backfilled with undercut material. This design aspect eliminated the need to borrow tons of fill dirt, saving hundreds of thousands of dollars for East West Partners.
