Toll to Bring Cottages to Brier Creek
The swiftly growing 670-acre Brier Creek development, located off of I-540 near the Raleigh Durham International Airport, continues to garner accolades as one of Raleigh’s finest places to live, work and play. The Cottages at Brier Creek, one of Toll Brothers newest town home/condo projects, is scheduled for completion in 2009 and will include 297 units on a 20-acre site within the PDD of Brier Creek Village. The project is situated south of Brier Creek Parkway and east of Globe Road.
Toll Brothers, Inc. is again relying on McAdams Company to guide them through the City of Raleigh’s approval process. The City is implementing a pilot program for Multi-Family Residential Express Review. This process entails the City’s scheduling of Express Construction Drawing Reviews for infrastructure before conducting Express Building Plan Reviews. The Cottages at Brier Creek was the first project that the City of Raleigh reviewed using this new process and the McAdams team achieved construction document approval within two weeks of the first review. In addition to construction document preparation and permitting, McAdams provided master planning, traffic engineering, and storm water design services and continues to provide support through the building permit application process and construction phase.
McAdams also addressed such challenges as specific fire sprinkler system requirements, unique storm water and site drainage specifications, significant amounts of on-site rock, and strict accessibility regulations. McAdams Company’s layout revisions and infrastructure design continues to address these issues as the Firm’s experts partner with Toll Brothers to complete a successful project.
